Remember you live in a home and you sell a house!
Rule 01 : De-Personalize Your House
Visitors that come through your house need to picture themselves living there. So remove personallized photos, family pictures or wedding photos because it becomes is a psychological barrier for them to buy. The difference is that you need to be in the mode or mindset of selling a house and not living in a home.
Is your refrigerator doors devoid of personal information? Please make it completely bare.
Do you have personal photos in living room, bedrooms, kitchen etc? Remove them or hide them in drawer for each visit.
Rule 02 : Maximize Space
Focus on making sure each room in your house has the correct amount of furniture so that it is not too empty nor is it too crowded.
Does each bedroom look like a bedroom? Can I fit and move on each side of the bed? Is Bed placed in middle of room?
Make each room fit its function by using the appropriate furniture to define the space.
Rule 03 : Minimize Flaws
After making sure that your house is CLEAN, CLEAN, CLEAN. If there are any functional flow problems in the house then make sure you try to minimize or draw attention away from the flaws. Let's distinguish between hiding or not disclosing critical information versus adjusting the environment. For example, if you don't have a walk in closet then remove the majority of your clothes so it appears to be a larger closet than it really is.
Use color like an accent wall to make a small area appear bigger?
Staging house for sale is not difficult to do yourself however you can derive a large benefit from hiring a third party from an accredited home stager.
