How do I know how much house I can afford?
Generally, there are two simple measures that mortgage professionals will consider in identifying how much house you can afford. The first measure is the total debt-to-income ratio(backend) of no more than 36 percent, add all your outstanding debts and divide by income, it should be less than 36 percent. The second measure is your housing payment-to-income ratio(front end) of 28 percent, your monthly house payment divided by your monthly income should not exceed 28 percent. Seek professional advice and help from your financial planner and an accredited and regulated mortgage professional.

Do I need a Real Estate Agent to sell my house?
A Real Estate Agent is not necessary to sell a house to another person. However, agents tend to know your market area better than you would as a novice home owner, they can more accurately pick a house price appropriate for your local market, they have access to the  MLS and are licensed and state regulated to guide you through the entire selling or buying process. Even with all that an agent can offer, a seller or buyer can do their own homework and achieve similar success.
Do I need an Attorney?
It is highly recommended to obtain a qualified attorney that specializes in real estate transactions. To find an attorney call your local and state bar assocications for a recommendation. In such a litigious marketplace, it is always a good idea to make sure you protect your interests with appropriate disclosures and a rock solid sales contract. Please make sure any transaction is a win-win for both parties of seller and buyer.
