How do I know how much house I can afford?
Generally, there are two simple measures that mortgage professionals will consider in identifying how much house you can afford. The first measure is the total debt-to-income ratio(backend) of no more than 36 percent, add all your outstanding debts and divide by income, it should be less than 36 percent. The second measure is your housing payment-to-income ratio(front end) of 28 percent, your monthly house payment divided by your monthly income should not exceed 28 percent. It is highly recommended to obtain a qualified attorney that specializes in real estate transactions. To find an attorney call your local and state bar assocications for a recommendation. In such a litigious marketplace, it is always a good idea to make sure you protect your interests with appropriate disclosures and a rock solid sales contract.
